Job Description

The Site Acquisition Project Manager is responsible of negotiating, preparing, submitting, and closing agreements to allow installation of Towers, Poles, DAS systems and any other Telecommunications infrastructure needed to expand mobile coverage and capacity in the LLA markets.

Requires knowledge of countries and municipal processes, codes and ordinances, as well as frequent interface with local governments and jurisdictions.

What you'll do :

  • Perform site acquisition duties, including determining client’s real estate requirements, researching, and locating real estate to meet client’s needs, negotiating real estate and lease contracts, filing, and obtaining land use permits, analyzing land use codes, conducting online property research and analysis, and conducting field visits (where available)
  • Drive search rings to identify and qualify the best available properties for RBS installation and create detailed reports on viable locations.
  • Research zoning codes and regulations that might affect the development of the site; coordinate with various personnel to ensure sites meet engineering and construction requirements and are compliant with all regulatory standards.
  • Ensure completion of leasing packages and other documentation required by regulation and law.
  • Coordinate with various personnel and subcontractors to ensure sites meet engineering, regulatory and construction requirements, and delivery schedule.
  • Assist with modifications on approved site as needed.
  • Obtain consent for site construction from property owners and negotiate leases and purchase agreements.
  • Coordinates handoffs with PMs and construction team.
  • Acts as a liaison between the PM and Leadership to clearly communicate the status of a site to all parties.
  • Update and maintain internal and client databases with site related information
  • Resolve contract issues
  • Conduct site walks (if available)
  • Represent the company at public and / or community hearings
  • Domestic travel as required, primarily to client sites
  • Perform other duties as required and assigned
  • Moderate travel (50%) is expected in association with performing this position.
  • Knowledge and Experience :

  • The ideal candidate will have experience in the telecommunications industry, including experience in real estate.
  • Bachelor’s degree in business or other related field; or the equivalent combination of education and / or experience.
  • Proven ability to solve problems creatively
  • Proficient at MS Office.
  • Strong written and verbal communication with excellent interpersonal, coaching, and negotiating skills.
  • Excellent judgment and decision-making skills.
  • Attention to detail and accuracy.
  • Strong demonstrated ability to prioritize, a commitment to tight deadlines, and the ability to multi-task.
  • Ability to adapt to a changing environment.
  • Experience seeing projects through the full life cycle
  • Strong interpersonal skills and extremely resourceful
  • Experience working in Multicultural Environment
